Cottage country
Leichhardt, together with neighbouring Lilyfield and Annandale, is largely made up of modest single-storey Victorian and Federation houses: narrow freestanding cottages, semis and short terrace rows, with a scattering of two-storey terraces and inter-war bungalows. The suburb's Italian community left its mark too, in plenty of houses that were extended and re-tiled in the 1960s and 1970s.
That history produces a recognisable bathroom. It is at the back of the house, it is bigger than it needs to be because the laundry shares it, and it has been through at least one previous renovation.
The combined bathroom-laundry
In a lot of Leichhardt cottages the rear room does both jobs: a bath or shower at one end, a tub and washing machine at the other, and the toilet sometimes in a separate cubicle or still out the back.
That arrangement is an opportunity. Options include:
- Splitting the room into a bathroom and a separate laundry, or a bathroom and a powder room
- Moving the laundry into a cupboard off the kitchen and giving the whole rear room to a generous bathroom
- Keeping both functions but separating them properly, with the washer and dryer stacked behind doors

What earlier renovations leave behind
A bathroom last renovated in the 1960s or 1970s is likely to have:
- Tiles laid over a fibro or plaster wall with no membrane
- A cast-iron or early PVC waste, sometimes reconnected more than once
- Terrazzo or mosaic floors laid on a screed over timber
- Wall tile colours that tell you exactly which decade it was
The strip-out of a room like that is where asbestos testing matters most, because fibro sheeting and old floor coverings from the period are common. Testing happens before any demolition, and removal is carried out by a licensed asbestos removalist.
Laneways and access
Many Leichhardt blocks back onto a laneway, which is a genuine advantage for a bathroom renovation. Materials and rubbish can come and go from the back without crossing the house. Where there is no lane, it is the front door and a protected hallway.
A skip on a residential street generally needs a council permit, and the narrow streets near Norton Street and Marion Street can make placement tricky. A skip in the lane, where permitted, or a rubbish cage in the yard, often works better.
Conservation areas
Inner West Council has mapped heritage conservation areas across much of Leichhardt. For a bathroom renovation that keeps to the existing room and does not change the house's exterior, that is rarely a problem.
It does matter when the job includes a new or larger window, a skylight visible from the street, a rebuilt rear roof, or an extension. Those changes may need consent, and planning them before the design is finalised saves redrawing it later.
Designing for a cottage
Single-storey cottages have one advantage over two-storey terraces: the bathroom can often gain natural light through a skylight in the rear roof. A skylight over a shower, with a ducted exhaust fan as well, makes a rear bathroom feel much less like the back of the house.
Cottage ceilings are generally higher than lean-to ceilings too, which suits full-height tiling and a tall mirror cabinet.
