Terrace streets, end to end

Newtown and Enmore are some of the most intact Victorian terrace suburbs in Sydney. Row after row of narrow two-storey houses, many with iron-lace balconies at the front and a long single-storey kitchen wing at the back, sit on lots that can be as narrow as four or five metres.

The bathroom in these houses almost always started at the back of that rear wing, beyond the kitchen. In plenty of them, it is still there.

The rear-wing bathroom

A ground-floor terrace bathroom in Newtown or Enmore typically:

  • Sits at the very end of the house, reached through the kitchen
  • Shares one wall with the neighbour and has the side passage or courtyard on the other
  • Has a timber floor, sometimes over a shallow and poorly ventilated subfloor
  • Carries a skillion or low-pitched roof
  • Was last renovated between the 1970s and the 1990s

Renovating it in place is straightforward in principle. The difficulty is almost entirely logistics — getting a bath, sheets of board and bags of screed through a narrow house, and rubbish back out — and dealing with whatever the old waterproofing did to the floor.

Moving the bathroom upstairs

A lot of Newtown owners want to stop walking downstairs and through the kitchen at night. Where the terrace has a small rear bedroom upstairs, directly over the kitchen wing, that room is the natural spot.

What makes it work:

  • The waste can drop down close to the existing plumbing
  • The joists can carry a tiled floor once stiffened
  • The ceiling below can be opened and made good
  • The old downstairs bathroom becomes a laundry, powder room or larger kitchen

Two councils

Newtown straddles two councils. As a broad guide, Inner West Council covers the side west of King Street and the City of Sydney the side east of it; Enmore is entirely Inner West Council. Both have mapped heritage conservation areas across the terrace streets.

Internal bathroom work that stays in the room is generally exempt development. A new window at the rear, a skylight, a roof change or an extension is where approval comes in, and it goes to whichever council covers your address.

Access, parking and neighbours

Parking in Newtown and Enmore is scarce and heavily restricted. A skip on the street generally needs a permit and may not be practical at all on some streets, so rubbish often leaves by van or cage. Deliveries are booked for times the street can take them. Trades know to expect this, and the quote should say how access is handled.

With neighbours on both sides in a terrace row, demolition noise travels. Letting the attached neighbours know the loud days in advance is a small courtesy that avoids most complaints.

Rental terraces

Plenty of terraces in these suburbs are rented. A landlord renovating between tenancies wants a fixed program and a finish that survives shared-house use: robust porcelain floors, a vanity with a solid top, a good exhaust fan and tapware that is easy to service. A tenanted property also has notice obligations; those are for the landlord or agent to manage, and they affect when work can start.

Terrace bathrooms reward restraint: a patterned floor, plain walls tiled to the ceiling, a shower with a single fixed panel at the far end, and a shallow vanity. Which council covers Newtown?

Newtown is split. Broadly, the area west of King Street falls under Inner West Council and the area to the east under the City of Sydney. Enmore is Inner West Council. For bathroom work inside the house it rarely matters, but it decides who you ask about permits, heritage and external changes.

Can a bathroom be moved upstairs in a Newtown terrace?

It is one of the most common requests. Where a small rear bedroom sits over the kitchen wing, it can often become a bathroom with a short waste run. The joists, the ceiling below and any external change are checked first.

How do trades get materials into a terrace with no parking?
